Facilities Maintainer

This full-time position assists with all aspects of maintaining, beautifying, and supporting the security of Hartford International University’s active campus of (currently) 14 buildings and approximately 10 acres.

The Facilities Maintainer reports to and works with the Facilities Manager in responding to facility and general office requests, ensuring all facilities and office services are maintained, adequately supplied, and run smoothly; performs day-to-day maintenance, handyman repair, cleaning, assistance with outdoor yard and grounds work, and supports events setup (and take down) for the physical plant; helps to maintain the security of the overall campus and its constituents; is regularly subject to on-call for campus emergencies, lock-outs, or other unforeseen after-hours facilities or other campus needs on a rotation basis. The maintainer will be provided housing on campus as a part of their defined compensation. 

Maintenance (70%)

•    Performs cleaning duties necessary to maintain facilities between regular services by our custodial contractor.
•    Maintains outdoor areas (and adjacent streets) regularly, including sweeping, washing, picking up trash, disposing of waste, etc. •    Performs basic gardening, bush, and tree trimming activities to the extent needed and those minor services not provided by our outsourced lawn care company.
•    Provides occasional assistance with removing snow and ice from sidewalks to maintain pedestrian safety.
•    Monitors comfort level and safety conditions of campus. Replaces light bulbs. Makes minor plumbing repairs.
•    Dismantles, moves, and installs furniture; hangs pictures and shelving as needed. 
•    Performs basic gardening, bush, and tree trimming activities to the extent needed and those minor services not provided by our outsourced lawn care company.
•    Provides occasional assistance with removing snow and ice from sidewalks to maintain pedestrian safety.
•    Monitors comfort level and safety conditions of campus. Replaces light bulbs. Makes minor plumbing repairs.
•    Dismantles, moves, and installs furniture; hangs pictures and shelving as needed.
•    Performs errands, including the purchase of materials or pickup/delivery of good, when directed. Mileage to be reimbursed at standard rates.
•    Assists Facilities Manager with organization of supplies, as well as with on campus deliveries and distribution of items.
•    Assists Facilities Manager with office and technology moves.
•    Provides support to the Facilities Manager in coordinating access and workflow for various contractors.
•    Walks the grounds regularly to check for maintenance issues and to remove trash and debris, including all parking lots and nearby streets. Reports any maintenance needs or problems to Facilities Manager.
•    Responds prompty to facility-related and other campus emergencies and takes necessary measures to ensure continuation of campus program functions under the direction of the Director of Facilities & Campus Operations and/or Facilities Manager; subject to on-call emergencies, lock-outs, or other unforeseen after-hours facilities or other campus needs on a rotation basis.
•    Other duties as assigned.

Security and Events (30%)

•    Serves as one of the emergency contacts for intrusion, fire alarms, and other alarms.
•    Sets up chairs and tables, per requests, for meetings and events; takes down meeting set-ups and cleans spaces after events.
•    Secures (and/or checks locks of), depending on schedule, the buildings daily at night after the conclusion of any evening activities on campus.
•    Ensures that properties are reasonably maintained while outside groups use or rent them, and that properties are left in the condition they were found in, reporting any problems to the Facilities Manager.
•    Assists staff and outside renters with building needs during events.
•    Other duties as assigned.

As is expected of all employees, provides backup support for University’s major events/general activities, as needed. Contributes positively to employee morale; maintains a positive, pleasant demeanor to all constituencies. 

REQUIREMENTS: 
Excellent handyman skills, including ability to perform basic carpentry and other routine building repairs, as well as basic painting and maintenance. General knowledge of landscape work. Must possess a current driver’s license. Aware of and routinely follows safety guidelines and requirements. Good organizational and moderate computer skills needed to read, comprehend, and respond to written instructions, schedules, notifications, and emails. Must have a high degree of self-management, communication, flexibility and multi-tasking. Works independently without direct supervision. Able to interact courteously and respectfully with diverse students, staff, faculty, visitors, vendors, and clients.  

PHYSICAL REQUIREMENTS: 
Lift up to 50 pounds. Comfortable using a ladder and securely work on roof and other high areas within reason. Work in varied outside weather conditions regularly. Work in a changing environment dealing with a wide variety of challenges and deadlines. Perform duties that require standing for long periods of time, walking, bending, climbing, reaching, pulling, pushing.
